Job summary

The Role As the Residential Leasing Manager you will be responsible for maximizing the occupancy and revenue performance of a designated residential portfolio Reporting directly to the Property Manager you will act as the primary revenue generator bridging the gap between operational property management and commercial leasing success You will lead the end-to-end leasing journey—from marketing strategy and viewing coordination to contract negotiation and REGA compliance—ensuring a seamless best-in-class experience for both landlords and tenants Key Responsibilities Leasing Strategy Occupancy Revenue Generation Achieve and exceed agreed leasing targets occupancy rates and rental values set by the Property Manager Client Pipeline Management Manage the entire leasing lifecycle ensuring inquiries are actioned within 24 hours converting viewings into offers at a high strike rate Tenant Retention Work closely with the Property Management team to proactively approach lease renewals days in advance negotiating uplifts in line with market benchmarks Market Intelligence Provide weekly reports on competitor activity rental trends Riyadh supplydemand shifts to inform pricing strategies Marketing Brand Promotion Listing Excellence Ensure all property listings on portals meet Savills global brand standards utilizing high-quality photography virtual tours accurate descriptions Campaign Execution Collaborate with internal Marketing team design execute lead-generation campaigns hard-to-lease units Presentation Conduct regular inspections vacant units ensure they show-ready coordinating with Property Manager necessary refurbishment staging prior Contract Negotiation Administration Commercial Negotiation Negotiate lease terms prices payment structures approved Authority Matrix Offer Processing Qualify prospective tenants diligently financial capability alignment community profile presenting offers Property ManagerLandlord Documentation Oversee drafting Offers Lease Agreements special conditions protect Landlords asset value Regulatory Compliance Ejar System Management Act subject matter expert Ejar platform ensure leases registered authenticated Ministry Housing regulations REGA Standards Adhere Real Estate General Authority regulations including new Real Estate Brokerage Law Tenant Eligibility Conduct KYC customer checks verify tenant eligibility AbsherSIMAH where applicable Dispute Prevention Ensure legally robust lease clauses minimize future disputes Rental Disputes Center Tenant Engagement Community Experience Community Building Act primary point contact resident during onboarding process warm welcome smooth handover experience Relationship Management Proactively engage existing tenants their tenancy foster sense community loyalty Feedback Loops Implement tenant satisfaction surveys e.g NPS scores regarding leasing process community feel reporting findings improvement plans Property Manager Retention Focus Analyze reasons tenant churn implement engagement strategies increase lease renewal rates reduce vacancy periods Skills Knowledge And Experience Experience Minimum years Residential Leasing or Property Management preferably international consultancy top-tier local developer Education Bachelor degree Business Real Estate related field Language Fluency Arabic English written spoken mandatory Technical Skills Proficiency software e.g Yardi electronic network Over people work us more than offices worldwide This breadth global coverage combined specialist services market insight means always have expert local Show more
