A FIRE DRILL is performed each month to check that all safety apparatus, including the gate barrier, lift, all floor MCP, sounder, detectors, and door access system in open mode, is operational. . •Ensure corrective work is identified, scheduled and executed through maintenance plans. •Manage team of planners responsible for writing preventative maintenance plans •Responds to tenant inquiries in keeping with the Company Mission to provide exceptional customer service. •Effectively co-lead management-related activities, such as routine management meetings, the creation of operational procedures, the promotion of positive client relationships, and the delivery of services of the highest caliber. •Perform regular maintenance and repair of the property including but not limited to changing light bulbs, painting, minor drywall repair, patch walls, basic electrical, and understanding of HVAC. •Manages and/or collaborates with a large team including concierges, cleaners, contractors, trades, and others. •Responsible for operation and maintenance of all E&M Machineries & Equipment in buildings. Transformers, Electrical panels, Circuit Breakers like ACB, DG Sets. Cooling towers, Chillers Plants, AHU, FCU, UPS & Electrical, distribution system, CCTV, Fire alarm and Firefighting system. •keeps track on, and reports on Swimming Pool Status -PH Level -Chlorine Level -Temperature based on weather circumstances. •Make sure that security and safety precautions are in place. BMS System is fully functioning -Door access control system operates according to predefined principles. •Good Experience of CAFM-Portal -Maximo-ERP system. •To ensure the good execution of the maintenance activities in all aspects to assure productivity of wash quality. •Prepare the MOR reports for Clients. •Ensure Health and Safety compliance is adhered to at all times - by own team and by facilities management service providers. •Prepare annual OPEX & CAPEX budgets - set budgets, gain owner & finance approval, manage budget. •Implement regular FM, PPM & maintenance inspection schedules for all assets and ensure these are documented, with actions, proposals and remedies, gain approval for actions. •Create an annual purchasing plan for the maintenance department
