Our client is a well-financed new Data Center business currently operating in stealth mode. They are looking to rollout data centers across Saudi Arabia, the wider MEA and APAC.
As the Senior Project Development Executive, you will be responsible for management of the entire development lifecycle of data center projects, from the initial site
industry, project management methodologies, and technical requirements.

The Senior Project Development Executive will be the overall development lead of one or more data centers and will in this position work closely and coordinate with the sales, technical, legal,
financial, strategy, and other relevant teams of the Company.


Responsibilities:


  • Lead the endtoend development process for data center projects, from inception to construction start, ensuring adherence to budget, timeline, and quality objectives.
  • Identify potential sites for data center development, conduct feasibility studies, and collaborate with the technical, legal and financial teams to evaluate and secure land rights over suitable properties.
  • Manage relationships with external stakeholders, including landowners, real estate brokers, government agencies, utilities and optic fiber providers, to facilitate smooth project execution; coordinate with the strategy team on relationships with government agencies.
  • Conduct comprehensive due diligence on potential sites, including zoning, environmental assessments, permitting requirements, and utility infrastructure availability.
  • Collaborate with internal teams, such as engineering, design, and construction, to develop and refine project requirements, ensuring alignment with business objectives, industry
best practices and customer requirements.

  • Manage and oversee in cooperation with other teams (including technical, financial, legal), the tendering and selection process for contractors, consultants, and vendors,
ensuring competitive pricing and adherence to quality standards.


Cooperate with the technical team to:

  • Assess the power and water requirements of the data center.
  • Evaluate and implement sustainable energy solutions, such as renewable energy sources and energyefficient technologies, to optimize power consumption and
reduce environmental impact.

  • Evaluate and implement sustainable cooling solutions, to optimize power and water consumption and reduce environmental impact.
  • Procure power and water resources for the data center project, ensuring reliable and cost
- effective supply, in cooperation with the technical team.

  • Procure optic fiber connections, in cooperation with the technical team.
  • Manage the Environmental and Social Impact Assessment and any other ESG requirements for a project.
  • Coordinate with the sales team on any salesrelated matters that have to be considered during the data center development process, including customer requirements.
  • Coordinate with the technical, sales and financial teams to build the assumptions for the financial model.
  • Coordinate with the financial team with respect to building the financial model and with respect to the financing of the data center projects.
  • Coordinate with the strategy team on stakeholder management.
  • Work and coordinate with codevelopers / coshareholders during the development of the data center.
  • Prepare and manage project budgets, track expenses, and optimize costs throughout the development process.
  • Develop and maintain project schedules, ensuring timely completion of milestones and proactively identifying and mitigating potential delays or risks.
  • Monitor progress of the development.
  • Act as the primary point of contact for internal and external project stakeholders, providing regular updates on project status, milestones, and key deliverables with respect
to a data center project.

  • Foster a collaborative and highperformance project team culture, providing guidance, mentorship, and support to team members as needed.
  • Stay abreast of industry trends, emerging technologies, and best practices in data center development, incorporating innovative solutions into project strategies and processes.

Qualifications:


  • Bachelor's or Master's degree in engineering, project management or a related field, or equivalent and relevant experience.
years of progressive experience in critical infrastructure project development, with a strong focus on data center projects (build to suit or colocation for hyperscalers) for at

least three years.

  • Demonstrated experience in successfully delivering data center projects from origination to construction start.
  • Proven track record in site identification, land rights acquisition, due diligence processes, permitting, infrastructure procurement, power and water procurement and other aspects
related to project development.

  • Deep knowledge of data center industry trends, design principles, and infrastructure requirements.
